All 5 bedrooms offer in-suite baths; perfect for couples traveling together. A separate guest house with kitchenette, bathroom and fireplace.  Master suite boasts a Jacuzzi tub, glass-enclosed shower, fireplace, and private entry into pool area. Policies & disclaimers

In order to keep our homes in beautiful condition, we have a few policies that ensure your next visit is just as wonderful as your first visit.

Age Requirement:

You must be 30+ years of age to reserve any home with ModMansions.  Guest must provide a copy of a valid government issued photo id.

Rates:

Published rates are based on standard occupancy, do not include an 11.5% percent City of Palm Springs room tax, are in U.S. dollars, and are subject to change without notice. Higher Rates do apply during Holiday Periods.

Payment Schedule:

An Advance Deposit is due at the time of signing the contract with ModMansions. The balance is due 90 days prior to your arrival at the property. In complex long term reservation payment arrangements may be made by contacting us directly.

Utilities

If staying in a home, with its own private pool, for 28 nights or more, the guest will be required to pay a utility deposit of $1,000.00 to $2,500.00 depending on the property. This deposit will be used to pay the actual monthly gas and electric bills and copies of the actual bills will be provided to guest.  Should the stay exceed 28 nights and utilities used exceeds the utility deposit, the guest agrees to pay an additional deposit to cover remaining stay.  There is no markup by ModMansions on any utilities.

Cancellation Policy

60 days prior to scheduled arrival date, you will receive a full refund of any advance deposit(s) or pre-paid amounts less a $250 cancellation fee & any credit card or processing fees MM incurs.

Between 0 and 59 days prior to scheduled arrival, no refund is given.  If we are able to re-rent the property, we will refund the amount we were able to re-rent it for, up to the pre-paid amount, less a $250 cancellation fee & any credit card or processing fees incurred.

Special event weekends & holidays (Christmas/NY/Thanksgiving/Coachella, etc.) & long-term rentals (stays 28 nights +) no refimd will be given unless we are able to re-rent the property, we will then refund the amount we were able to re-rent it for, up to the pre-paid amount, less a $250 cancellation fee & any credit card or processing fees incurred by ModMansions.

No refund given for early departures.

Smoking

All homes are non-smoking; Smoking inside the properties is a violation of your rental agreement and subject to immediate forfeiture of your deposit.

Additional Fees/Terms:

  • 3-day minimum stay required or 2-day optional with a 20% surcharge (not including High Season holiday dates and events.  Ask ModMansions for details
  • Cleaning fee of $400 is added to all rentals
  • Optional spa/pool heating has a fixed rate of $400 per minimum stay plus $100 for each day thereafter.  Please let us know 24 hours in advance of your stay.  (Not all properties have a Jacuzzi)
  • Cify of Palm Springs Transient Occupancy Tax is 11.5%..
  • All rates are in US Dollars.
  • Please note the difference between High Season and Low Season Rates:
    • High Season: November 1 – May 31  Low Season: June 1 – October 31
    • Higher rates apply during special holidays such as Thanksgiving, Christmas and New Years´.  Please contact us about the date you have in mind.
  • Lost keys, gate openers or garage door openers are charged $25 per item.
  • Check-in is 3 pm or later and check out is before 10 am.  Please contact us if you need special accommodations

Internet, Cable TV & Phone

All homes have Smart HD television, wireless high speed internet and most properties have a digital phone with unlimited calling inside the US and Canada. Please inquiry about your specific property when making a reservation.

Pet Policy:

Dogs are welcome in most houses with prior approval from ModMansions and payment of a $500 Pet Deposit.

Pool & Spa 

Energy costs in Palm Springs are among the highest in the US. A surcharge of pool/spa heating usage applies for daily or weekly use; monthly rentals pay actual electric + gas usage minus an allowance. Pool heating must be ordered in advance as the average pool takes up to 48 hours to heat up to 85 degrees.  If the home also has a Jacuzzi spa, it´s temperture is set to 102 degrees.  Pools/spas are cleaned on a twice weekly basis (by homeowner vendor) during your visit. We also make sure every home has a skimmer for occasional use by the guest.

Your home will have starter off products.

These products are designed to get you through your first day after which you may need to do a grocery store run.

Starter off products are are items such as vanity soap & shampoo, Laundry detergents & dryer sheets, general household & kitchen cleaning detergents, dishwasher tabs, Dish washing liquid, Toilet Paper & Kitchen Paper towels.

"Thank You! Thank You!!! Your professionalism, your home and our expectations were all exceeded. We had 10 girls come in for a long relaxing weekend. Your pictures of the home are spot on and once inside the front gate we were all SO pleased with every inch of the property, all the amenities, the cleanliness and our initial tour and all the information shared by the house manager. It was evident that you also cared about our weekend, our needs and the fun to be had. This home has great gathering spaces, the dining table sat all 10 comfortably and the size of the pool was fabulous. We never once felt "on top" of one another during our stay. The walk to "the strip" was maybe 15 minutes +/-. In efforts to give an accurate account of our stay…the only minor issue was that the coffee maker was acting up, however it was addressed and we didn't skip beat. Advice, there are some floatation devices for the pool, if you're driving in you may want to pack more or like we did, go buy some noodles. Our stay truly was wonderful. "My family (husband, 3 children and their spouses and 3 granddaughters) spent 1 week in this little paradise. Lots of room for everyone to spread out, lovely patios in the front and back, well furnished kitchen for preparing gourmet meals, beautiful pool area, 5 bathrooms to die for, tastfully decorated throughout. This lovely hacienda was just the place to relax, let the stresses of life fall away and have some great family time. This place is situated in a quiet neighborhood just north of downtown, an easy hike to the center. There are breathtaking views of the mountains in the early morning light.
