This house is a study in white, allowing the architectural elements and the beautiful San Jacinto Mountains to color your view. Modern touches abound: glass wet bar with seating, Viking cook top, oversized tub with Jacuzzi, and glass showers.

Bedrooms are large and spacious with 4 out of 5 bedrooms boasting their own in-suite bathroom. Ceiling fans provide a gentle breeze giving you complete comfort. Fluffy comforters, plush towels, and luxury sheets gently lull you into sleep after a day in the desert.

Policies & disclaimers

In order to keep our homes in beautiful condition, we have a few policies that ensure your next visit is just as wonderful as your first visit.

Age Requirement:

You must be 30+ years of age to reserve any home with ModMansions.  Guest must provide a copy of a valid government issued photo id.

Rates:

Published rates are based on standard occupancy, do not include an 11.5% percent City of Palm Springs room tax, are in U.S. dollars, and are subject to change without notice. Higher Rates do apply during Holiday Periods.

Payment Schedule:

An Advance Deposit is due at the time of signing the contract with ModMansions. The balance is due 90 days prior to your arrival at the property. In complex long term reservation payment arrangements may be made by contacting us directly.

Utilities

If staying in a home, with its own private pool, for 28 nights or more, the guest will be required to pay a utility deposit of $1,000.00 to $2,500.00 depending on the property. This deposit will be used to pay the actual monthly gas and electric bills and copies of the actual bills will be provided to guest.  Should the stay exceed 28 nights and utilities used exceeds the utility deposit, the guest agrees to pay an additional deposit to cover remaining stay.  There is no markup by ModMansions on any utilities.

Cancellation Policy

60 days prior to scheduled arrival date, you will receive a full refund of any advance deposit(s) or pre-paid amounts less a $250 cancellation fee & any credit card or processing fees MM incurs.

Between 0 and 59 days prior to scheduled arrival, no refund is given.  If we are able to re-rent the property, we will refund the amount we were able to re-rent it for, up to the pre-paid amount, less a $250 cancellation fee & any credit card or processing fees incurred.

Special event weekends & holidays (Christmas/NY/Thanksgiving/Coachella, etc.) & long-term rentals (stays 28 nights +) no refimd will be given unless we are able to re-rent the property, we will then refund the amount we were able to re-rent it for, up to the pre-paid amount, less a $250 cancellation fee & any credit card or processing fees incurred by ModMansions.

No refund given for early departures.

Smoking

All homes are non-smoking; Smoking inside the properties is a violation of your rental agreement and subject to immediate forfeiture of your deposit.

Additional Fees/Terms:

  • 3-day minimum stay required or 2-day optional with a 20% surcharge (not including High Season holiday dates and events.  Ask ModMansions for details
  • Cleaning fee of $400 is added to all rentals
  • Optional spa/pool heating has a fixed rate of $400 per minimum stay plus $100 for each day thereafter.  Please let us know 24 hours in advance of your stay.  (Not all properties have a Jacuzzi)
  • Cify of Palm Springs Transient Occupancy Tax is 11.5%..
  • All rates are in US Dollars.
  • Please note the difference between High Season and Low Season Rates:
    • High Season: November 1 – May 31  Low Season: June 1 – October 31
    • Higher rates apply during special holidays such as Thanksgiving, Christmas and New Years´.  Please contact us about the date you have in mind.
  • Lost keys, gate openers or garage door openers are charged $25 per item.
  • Check-in is 3 pm or later and check out is before 10 am.  Please contact us if you need special accommodations

  • The City of Palm Springs prohibits exterior music and amplified sound 24/7.  As per your ModMansions rental agreement, 8:00 pm is "Quiet Time".  So, in order to ensure a most wonderful and enjoyable stay for you and your guests, please share and familiarize yourself with the above links and your rental agreement.

Internet, Cable TV & Phone

All homes have Smart HD television, wireless high speed internet and most properties have a digital phone with unlimited calling inside the US and Canada. Please inquiry about your specific property when making a reservation.

Pet Policy:

Dogs are welcome in most houses with prior approval from ModMansions and payment of a $500 Pet Deposit.

Pool & Spa 

Energy costs in Palm Springs are among the highest in the US. A surcharge of pool/spa heating usage applies for daily or weekly use; monthly rentals pay actual electric + gas usage minus an allowance. Pool heating must be ordered in advance as the average pool takes up to 48 hours to heat up to 85 degrees.  If the home also has a Jacuzzi spa, it´s temperture is set to 102 degrees.  Pools/spas are cleaned on a twice weekly basis (by homeowner vendor) during your visit. We also make sure every home has a skimmer for occasional use by the guest.

Your home will have starter off products.

These products are designed to get you through your first day after which you may need to do a grocery store run.

Starter off products are are items such as vanity soap & shampoo, Laundry detergents & dryer sheets, general household & kitchen cleaning detergents, dishwasher tabs, Dish washing liquid, Toilet Paper & Kitchen Paper towels.

Four of my five daughters and I decided to take a few days in Palm Springs this past Spring (2015). We found this home to rent and made the reservations. James was so good about staying in touch, giving us clear and concise directions, and answering any questions we had. He also gave us an early check-in. When we arrived in Palm Springs, Kenny met us at the house. He showed us all around, answered all our questions, and even gave us suggestions for restaurants. He was so kind and helpful ... and funny. The house was wonderful. It had five bedrooms and five bathrooms, and the beds were so comfy. We cooked in the roomy kitchen, played cards at the tables inside and outside, read and slept and swam. The week was so relaxing. We had a problem in the middle of the week so I called Kenny, and he was right there to help us. We stayed outside by the pool 75% of the time we were there ... so relaxing. I would highly recommend this house and this company. They are well-organized, prompt with answers, and delightful to work with. The only small glitch in the whole thing was the noise ordinance in Palm Springs... have you ever tried to keep four outgoing, rambunctious, so-excited-to-be-away-from-kids-and-jobs twenty and thirty year olds somewhat quiet? :-) All in all, a terrific experience and I highly recommend the house and Mod Mansions! - Jeannie Hignell - Date of Stay: Spring, 2015

"What a Great Home! We Loved Palm Springs. We came from Florida, Kentucky, and California for our Son's Wedding. The Bedrooms & Baths together were great for everyone's privacy and allowed us to get a little quiet time.
