Policies & disclaimers

In order to keep our homes in beautiful shape, we have a few policies that ensure your next stay is just as wonderful as your first stay.

Age Requirements

You must be 30+ years of age to book and reserve any home with ModMansions and you must provide a copy of your photo id.

Rates

Published rates are based on standard occupancy, do not include an 11.5% percent City of Palm Springs room tax, are in U.S. dollars, and are subject to change without notice. Higher Rates do apply during Holiday Periods and during Special Events.

Payment Schedule

A Security Deposit is due when you sign your contract with ModMansions. The balance is due 90 days prior to your arrival at the property. In complex long term reservation payment arrangements may be made by contacting us directly.

Utilities

If staying in a home, with its own private pool, for 28 days or more, the guest will be required to pay a utility deposit of at least $1000.00. This deposit will be used to pay monthly gas and electric bills that combined, exceed $200.00 per month. This deposit must be replenished each month as it is used.

Cancellation Policy

Guest shall inform Owner, both by phone and in writing, of Guest’s intent to cancel agreement. For a cancellation received by Owner before 90 days prior to arrival all funds deposited shall be returned less $250 processing fee. After that date, if Owner is able to rent the unit during any part of the intended stay, the rental fee for that occupied period will be refunded, plus the Security Deposit less $250 processing fee. In either case, the $250 processing fee may be applied to a future stay at the property.

Smoking

  • All homes are non-smoking; smoking outside is permitted and ashtrays are provided. Smoking inside the properties is a violation of your rental agreement and subject to immediate forfeiture of your deposit.

Additional Fees/Terms

  • 3-day minimum stay required or 2-day optional with a 20% surcharge;
  • Cleaning fee of $350 is added to all rentals
  • Optional pool heating is $85/day; please let us know 24 hours in advance of your stay
  • Rentals, by Palm Springs City ordinance, are assessed a 11.5% city rental tax
  • All rates are in US Dollars
  • Please note the difference between High Season and Low Season Rates:
    • High Season: November 1 – May 31
    • Low Season: June 1 – October 31
  • Higher rates apply during special holidays such as Thanksgiving, Christmas and New Years´ please contact us about the date you have in mind
  • Lost keys, gate openers or garage door openers are charged $25 per item
  • Check-in is 3 pm and check out is 10 am. Please contact us if you need special accommodations

Privacy and Parties

Our homes are strictly created for families and friends who entertain while respecting their neighbors. Palm Springs has a strict “quiet zone” after 9 pm. No outdoor music is allowed.  Violation of this policy will lead to immediate removal and forfeiture of the security deposit.

Internet, Cable TV & Phone

All homes have HD Smart  television, wireless high speed internet and most properties have a digital phone with unlimited calling inside the US and Canada. Please inquiry about your specific property when making a reservation.

Pet Policies

Pets are welcome in most units. If you plan to bring a pet, please confirm what rentals will accept them. Extra deposit may be required.

Pool & Spa

Energy costs in Palm Springs are among the highest in the US. A surcharge of pool/spa heating usage applies for daily or weekly use; monthly rentals pay actual electric + gas usage minus an allowance. Pool heating must be ordered in advance as the average pool takes up to 48 hours to heat up to 86 degrees. Pool temperature is set to 86 degrees and should not be changed by tenant or guests. If pool heating is adjusted upward an excessive pool heat additional fee may apply. Pools/spas are cleaned on a twice weekly schedule (by homeowner vendor) during your visit. We also make sure every home has a pool skimmer for occasional use by the guest.

"We thoroughly enjoyed our stay, the house lived up to its name "La Casita de mis Suenos". We had three couples staying there and each couple had a very nice private bedroom / bath combination. The living and sitting areas were very comfortable and we really enjoyed the grand piano, the fireplaces and the ambiance. The pool and yard were the highlight of the property along with the many fruit trees. We picked tangerines, lemons, limes and grapefruit. The area was very quiet,safe and private yet within walking distance of the restaurant area. It was great being walking distance to the Thursday night street fair, and to many restaurants. Each day we were greeted by the pleasant songs of many different birds. We spent hours in the pool during the day and in the evening. We loved our golf outings but it was so nice to come home to "La Casita de mis Suenos" and it was truly the little house of our dreams! "I recently had a mini-vacation for a milestone birthday in Palm Springs. Fortunately for us, the house that we originally booked fell through due to unforeseen circumstances and we were able to get this gem. I was so sold on the first house that fell through I wasn't sure about this one. I must say the pictures here do NOT do the house justice, it is the perfect size and such a great set up. The back house is private so everyone is not cramped together. The side yard was great for our Croquet Tournament and the pool is larger than expected. The location has to be the best in PS, we were a quick walk to the main street where we were able to grab some coffee and explore the many MOD furniture shops. And then at night we were able to hit a few bars/restaurants. I would definitely recommend this property to anyone visiting Palm Springs. Perusing the Internet for places to stay was something of a sticky business (i.e., some bad reviews, few photos, owners that seemed a little sketchy), but when we arrived at this house it was everything we had hoped for. The place was very clean, the property managers were very organized and affable, and the neighborhood is pristine. Sleeping eight may be a slight stretch, but if somebody doesn't’t mind grabbing a couch or sharing a bed, then it won’t be a problem.
