Palm Springs International Airport
In order to keep our homes in beautiful shape, we have a few policies that ensure your next stay is just as wonderful as your first stay.
You must be 30+ years of age to reserve any home with ModMansions and you must provide a copy of your photo id.
Published rates are based on standard occupancy, do not include an 11.5% percent City of Palm Springs room tax, are in U.S. dollars, and are subject to change without notice. Higher Rates do apply during Holiday Periods and during Special Events.
A Security Deposit is due when you sign your contract with ModMansions. The balance is due 90 days prior to your arrival at the property. In complex long term reservation payment arrangements may be made by contacting us directly.
If staying in a home, with its own private pool, for 28 days or more, the guest will be required to pay a utility deposit of at least $1000.00. This deposit will be used to pay monthly gas and electric bills that combined, exceed $200.00 per month. This deposit must be replenished each month as it is used.
Guest shall inform Owner, both by phone and in writing, of Guest’s intent to cancel agreement. For a cancellation received by Owner before 90 days prior to arrival all funds deposited shall be returned less $250 processing fee. After that date, if Owner is able to rent the unit during any part of the intended stay, the rental fee for that occupied period will be refunded, plus the Security Deposit less $250 processing fee. In either case, the $250 processing fee may be applied to a future stay at the property.
Privacy and Parties
Our homes are strictly created for families and friends who entertain while respecting their neighbors. Palm Springs has a strict “quiet zone” after 9 pm. No outdoor music is allowed. Violation of this policy will lead to immediate removal and forfeiture of the security deposit.
Internet, Cable TV & Phone
All homes have HD Smart television, wireless high speed internet and most properties have a digital phone with unlimited calling inside the US and Canada. Please inquiry about your specific property when making a reservation.
Pets are welcome in most units. If you plan to bring a pet, please confirm what rentals will accept them. Extra deposit may be required.
Pool & Spa
Energy costs in Palm Springs are among the highest in the US. A surcharge of pool/spa heating usage applies for daily or weekly use; monthly rentals pay actual electric + gas usage minus an allowance. Pool heating must be ordered in advance as the average pool takes up to 48 hours to heat up to 86 degrees. Pool temperature is set to 86 degrees. Pools/spas are cleaned on a twice weekly schedule (by homeowner vendor) during your visit. We also make sure every home has a pool skimmer for occasional use by the guest.

"I rented this gorgeous home for my daughter’s bachelorette weekend; James and Ken were great to work with; they made us feel right at home! Ken showed me everything in the house, told me all about the neighborhood, shopping and dining! There were 11 of us ladies and we all had the best time ever, the house was beyond perfect! There was plenty of room for all of us (& to have 6 bathrooms was a dream) the kitchen had everything we needed and we loved the décor of the house. "Had a guys golf weekend at this location. From the staff that manages the bookings to the local staff that manages the property, everything was great. House is in perfect condition. Views are wonderful and the golf course is literally behind the fenced in back yard / pool. "By far THE most luxurious rental I've had the pleasure of staying at. James and Bill were very attentive and would get back to me within 15 minutes. Give them a raise!!! We did have a snafu on first night where bedrooms on one side of the house were not getting AC ventilation and temps hit 84 degrees according to the thermostat. Bill had the issue resolved the very next morning. Apparently, they had kinks to work out with the recently installed AC (compressor?) unit. BEDROOMS, all are very spacious. The entrance to the Casita is around the side of the house and is secluded, great for those that sleep in late! Master bedroom is the size of a 1BD apartment! BATHROOM, very modern. very clean. KITCHEN, best place to hang out. The granite island is way bigger than the pic suggests! Also had a wine cooler. A+ LIVING RM, floor to ceiling windows that basically run wall-to-wall. Great views of pool and mountain. Again, the pics understate the elegance of the room! POOL/SPA, moderate size. Spa fits about 7 adults. Wish they provided more pool toys like noodles. BACKYARD- plenty of seating and umbrellas to relax with. Large tree in back helped provide more shade. Gas grill big enough to BBQ full size salmon on planks, potatoes, veggies at once! Huge plus! LOCATION, golf course is literally behind the backyard wall allowing full view of the mountain, palms, and sunset. Grocery store/gas station a quick 4-minute car ride. Very quiet neighborhood. Can't even see/hear next door neighbors. Very private. OVERALL, highly recommend this place and would stay again. Our party had 8 adults and 1 child. Plenty of room for all. "A couple years ago, my friends and I started an annual tradition of renting a house in Palm Springs for a weekend during the summer. We just hang out by the pool, play games and hit up a couple bars. Everyone agreed this house was the best one we've stayed in so far (the first year we used Palm Springs Vacation Rentals; last year and this year we used Home Away -- last year and this year were both properties from Mod Mansions). What we liked about the Betty Grable House was the new, modern decor, the huge bedrooms, the common area, the beautiful mountain view and the location. The house lives up to the pictures on this site -- it's very clean and spacious. The kitchen area is a great place to hang out. The house is located in a quiet residential area and is right around the corner from a little strip mall with a Ralph's and a couple restaurants -- and it's just a few minutes from downtown PS. James and Hal from Mod Mansions made things really simple and hassle-free and were very friendly.
