Policies & disclaimers

In order to keep our homes in beautiful shape, we have a few policies that ensure your next stay is just as wonderful as your first stay.

Age Requirements

You must be 30+ years of age to book and reserve any home with ModMansions and you must provide a copy of your photo id.

Rates

Published rates are based on standard occupancy, do not include an 11.5% percent City of Palm Springs room tax, are in U.S. dollars, and are subject to change without notice. Higher Rates do apply during Holiday Periods and during Special Events.

Payment Schedule

A Security Deposit is due when you sign your contract with ModMansions. The balance is due 90 days prior to your arrival at the property. In complex long term reservation payment arrangements may be made by contacting us directly.

Utilities

If staying in a home, with its own private pool, for 28 days or more, the guest will be required to pay a utility deposit of at least $1000.00. This deposit will be used to pay monthly gas and electric bills that combined, exceed $200.00 per month. This deposit must be replenished each month as it is used.

Cancellation Policy

Guest shall inform Owner, both by phone and in writing, of Guest’s intent to cancel agreement. For a cancellation received by Owner before 90 days prior to arrival all funds deposited shall be returned less $250 processing fee. After that date, if Owner is able to rent the unit during any part of the intended stay, the rental fee for that occupied period will be refunded, plus the Security Deposit less $250 processing fee. In either case, the $250 processing fee may be applied to a future stay at the property.

Smoking

  • All homes are non-smoking; smoking outside is permitted and ashtrays are provided. Smoking inside the properties is a violation of your rental agreement and subject to immediate forfeiture of your deposit.

Additional Fees/Terms

  • 3-day minimum stay required or 2-day optional with a 20% surcharge;
  • Cleaning fee of a flat $350 fee is added to all rentals
  • Optional pool heating is $85/day; please let us know 24 hours in advance of your stay
  • Rentals, by Palm Springs City ordinance, are assessed a 11.5% city rental tax
  • All rates are in US Dollars
  • Please note the difference between High Season and Low Season Rates:
    • High Season: November 1 – May 31
    • Low Season: June 1 – October 31
  • Higher rates apply during special holidays such as Thanksgiving, Christmas and New Years´ please contact us about the date you have in mind
  • Lost keys, gate openers or garage door openers are charged $25 per item
  • Check-in is 3 pm and check out is 10 am. Please contact us if you need special accommodations

Privacy and Parties

Our homes are strictly created for families and friends who entertain while respecting their neighbors. Palm Springs has a strict “quiet zone” after 9 pm. No outdoor music is allowed. Violation of this policy will lead to immediate removal and forfeiture of the security deposit.

Internet, Cable TV & Phone

All homes have HD Smart television, wireless high speed internet and most properties have a digital phone with unlimited calling inside the US and Canada. Please inquiry about your specific property when making a reservation.

Pet Policies

Dogs are welcome in most units. If you plan to bring a dog, please confirm what rentals will accept them. Extra deposit may be required.

Pool & Spa

Energy costs in Palm Springs are among the highest in the US. A surcharge of pool/spa heating usage applies for daily or weekly use; monthly rentals pay actual electric + gas usage minus an allowance. Pool heating must be ordered in advance as the average pool takes up to 48 hours to heat up to 86 degrees. Pool temperature is set to 86 degrees and should not be changed by tenant or guests. If pool heating is adjusted upward an excessive pool heat additional fee may apply. Pools/spas are cleaned on a twice weekly schedule (by homeowner vendor) during your visit. We also make sure every home has a pool skimmer for occasional use by the guest.

"Thank You! Thank You!!! Your professionalism, your home and our expectations were all exceeded. We had 10 girls come in for a long relaxing weekend. Your pictures of the home are spot on and once inside the front gate we were all SO pleased with every inch of the property, all the amenities, the cleanliness and our initial tour and all the information shared by the house manager. It was evident that you also cared about our weekend, our needs and the fun to be had. This home has great gathering spaces, the dining table sat all 10 comfortably and the size of the pool was fabulous. We never once felt "on top" of one another during our stay. The walk to "the strip" was maybe 15 minutes +/-. In efforts to give an accurate account of our stay…the only minor issue was that the coffee maker was acting up, however it was addressed and we didn't skip beat. Advice, there are some floatation devices for the pool, if you're driving in you may want to pack more or like we did, go buy some noodles. Our stay truly was wonderful. Lots of room for everyone to spread out, lovely patios in the front and back, well furnished kitchen for preparing gourmet meals, beautiful pool area, 5 bathrooms to die for, tastfully decorated throughout. This lovely hacienda was just the place to relax, let the stresses of life fall away and have some great family time. "Rented the house for a two day girls weekend and it was perfect. 5 full bedroom suites so everyone had their own bathroom (+ 2 powder rooms). The layout of the kitchen/dining/living room was big and open so everyone could hang out and converse while cooking/watching tv/dining. And the kitchen seemed to have every little thing I could need (mini pitcher for sauce serving? check. giant pitcher for sangria? check? two different cheese graters? check.) Plus the pool area is large and nice and easily fit all of us ladies for a day in the sun. Everything was upgraded and in perfect condition. Everyone there just loved the house and grounds and had nothing but good things to say about our time there. The house had everything we needed and was spacious enough for our group of 12. Not only is the house gorgeous but the pool area is fantastic. There are trees for shade on the lawns and plenty of sun for those who want to get a tan. The walled, hedged and gated grounds make you feel like you're own your own little secluded island and offers the utmost privacy.
