Our properties are divided into 3 tiers:

• Royal - average nightly rate = $1145.00
• Grand average nightly rate = $952.00
• Premium- average nightly rate = $750.00
• Quaint- average nightly rate = $375.00

Please note that these are low/off-season rates (June 1 – October 31), and Thanksgiving, Christmas, and Coachella rates are higher. Rates do not include pool heat, cleaning fees, or Palm Springs City tax. Prices are subject to change. Please see this chart for rates and weekly, monthly, and long-term stays. 

Yes. A minimum of 2 nights is required. Of course, we recommend that you budget a minimum of 5 nights to enjoy your stay in the desert.

For the protection of both of us, we require these five essentials for renting:

1. You must be at least 30 years old
2. You must sign our ModMansions contract
3. You must sign the City of Palm Springs Vacation Rental (VR) Statement of Rules and Regulations
4. We need a copy of your driver's license or passport
5. A 50% of the total reservation amount is required

The City of Palm Springs mandates an outdoor noise “Quiet Time” curfew at 10:00 pm and prohibits all outdoor music and speakers at any time of the day or night. As much as we wish these laws weren't the case (grumble, grumble), we must ask you to abide by them.

Out of an abundance of caution, ModMansions operates with an 8:00 p.m. sound curfew to ensure a proper wind-down and silence.

Cleaning fees vary by property. Not surprisingly, smaller properties are cheaper to clean than larger ones. The average cleaning fee ranges between $250 to $400 per stay. Please see the chart here to find the exact amount of your property.

Virtually every bedroom includes a smart TV enabling you to sign in to Prime, Netflix, or Max with your own name and password.

Yes! We believe in the power of speedy Wi-Fi. Every home includes Internet that works throughout the house and pool areas without a limit to the number of users.

Yes! Since we feature large homes, we offer 5 parking spaces per home. Please contact us about your specific property and situation if you have more than 5 cars.

Your home has virtually everything you need to start cooking, cleaning, and enjoying your holiday from the moment you arrive. However, this is only a “starter kit,” which will probably last 2-3 days before necessitating a trip to the grocery store. Here’s a list of in there what’s included:

• Dishwashing liquid
• Dishwasher tablets

Since we want you to enjoy the great outdoors, we provide pool floats, towels, sun umbrellas, lounge chairs, outdoor dining tables, and chairs.

For the health and safety of all of our guests, we've introduced a no-smoking policy of any kind.

Yes! Your furry friends (dogs only) are welcome on the property. Please advise us in advance, and you are limited to 2 dogs. A nonrefundable deposit of $200 is required for each pet stay which covers our cost of cleaning the carpet between renters.

Please curb your dog correctly, keep it on a leash in the City of Palm Springs, and keep it out of the pool. Never leave your dog home unattended, and remain mindful of the rugs, comforter, and furniture. 😊 Damage to the furniture or house will be charged against your security deposit.

• All of our homes include pools, and most also have hot tubs. However, please advise us in advance if you’d like them heated so they are at the perfect temperature upon your arrival. Many guests, for example, at the height of the summer, prefer to keep the pool off and enjoy a refreshing dip.
• Pool costs vary by property between $60 - $70 per night. A chart showing all properties and their respective pool heating fees is here.
• Since the pool and hot tub systems are connected, it is impossible to order heating only for the hot tub or pool; they are either both turned on for heating or off.
• When ordering pool heat, note that you must commit to heat for the duration of your stay. For example, you cannot request heat on Monday, not Tuesday, as it typically takes 24 hours to heat the pool.

No, the spa is heated to 102° for jacuzzi and 86° for the pool

Easy! Since we believe in understanding everything, we will personally meet and greet you at the property and provide a handy welcome book that explains everything from how to use the TV to turn on the pool heat to the Wi-Fi password.

Please text us when you are 40 minutes away or have just landed. Our Property Ambassador will meet you at the home to greet you at the home and show you how everything works.

We may be able to accommodate a check-in as early as 9 am. Again, please let us know your schedule so we can make appropriate arrangements

Yes! Please let us know when you finalize your contract and travel plans, and we will make it work. We offer our guests early bird check-in for free at 9 am.

Checkout time is a firm 10 am. We cannot accommodate late check-outs so that we may clean and prepare for the next guest.

When your stay is over (boo hoo!), here's your easy checkout list:

• Bedrooms: Please strip the beds, gather the dirty towels, and follow the directions on the laminated card in your home.
• Kitchen: It's just popping the dirty dishes in the dishwasher and letting it run! Check-out time is 10 am. Of course, please text our Property Ambassador 30 minutes before your departure to meet you at the house to assist with checkout procedures.

We understand about life, emergencies, and canceled flights. Please text our Property Ambassador, who typically responds within minutes.
